Civil Property Litigation
Land, inheritance, and financial-crime litigation.
A civil-litigation practice focused on real property and land, wills and succession, financial crime, and provisional remedies. Every matter begins with the case file and the cadastral record — not with the conclusion.

Areas of Practice
Matters I focus on
Civil property disputes and the criminal questions that arise alongside them.
This list reflects areas of focus and is expanded over time. It is not a record of case results.
Approach
How the work is done
Reconstruct the facts first
In civil property disputes, outcomes usually turn less on the elegance of a legal theory than on whether the facts have been fully reconstructed — the history of a land partition, how a will was actually executed, on which day and by whom a sum was withdrawn. The facts are verified to the end first; legal analysis follows.
Tool-assisted, source-verified
Evaluated information tools are used to improve efficiency in document handling. Anything involving personal data is de-identified first; every statute, case number, and figure is verified against official sources such as the Judicial Yuan before it is cited. Unverified machine output is never relied upon.

Use of AI
Statement on the use of artificial intelligence
Evaluated AI tools are used to assist with the work, always under strict confidentiality controls and human oversight. The commitments below govern that use.
- 01
Assisted use, with the client’s consent
With the client’s consent, AI tools may be used in handling the matter to assist with organizing the case file, analyzing information, and preparing drafts.
- 02
Confidentiality safeguards
When such tools are used, the following measures are observed:
- iEnterprise terms only. Such tools are used solely through services governed by enterprise-grade data-protection terms which provide that the provider may not use the data to train models, and that data is retained only for a limited period for security purposes and is then deleted automatically.
- iiLocal de-identification. Where highly sensitive information is involved, the data is first de-identified on local equipment—replacing names, national identification numbers, addresses, and other identifying particulars with codes—before it enters any such service.
- iiiThe right to exclude cloud AI. Where the client objects in writing, or the information is of an especially sensitive nature, no cloud-based AI service is used.
- 03
Confidentiality undiminished
The duty of confidentiality owed in the matter is neither reduced nor discharged by the use of AI tools.
- 04
Human judgment and responsibility
AI tools serve in an assisting capacity only. All legal judgments, the content of pleadings, and every document issued to third parties are personally reviewed and finalized by the attorney, who bears full responsibility.
- 05
No separate charge
The cost of the AI tools is borne by the attorney and is not billed separately to the client, unless the parties agree otherwise in writing.
- 06
Withdrawal of consent
The client may withdraw the consent under paragraph 1 at any time in writing. The matter is then handled without cloud-based AI, and the validity of the engagement is unaffected.
